Is There A Washing Machine?
We do have a washing machine and dryer on site, but it’s not included as part of our Airbnb amenities.

Where Is The Closest Supermarket?

Is There Parking?
We have one parking space allocated for Airbnb guests at the end of a gravel driveway.
Please note, there isn’t much space to turn around at the bottom, so we recommend reversing down, otherwise you’ll need to reverse up which is trickier than reversing down.
There is also free street parking available at the front of the property (50m walk from the Airbnb room)

There are two ATM’s at the Berkeley corner shops.

I Can Hear Water In The Pipes In The Bathroom
As shown on the floorplan, the washing machine is located on the other side of the bathroom wall, so sometimes, when we’re using the washing machine, you may hear water in the pipes in the bathroom or the washing machine itself.
What Cooking Facilities Are There?
Our Airbnb is not designed for cooking, but we have included a microwave, kettle, bar fridge and toaster in the room to assist with simple meal preparation.
Unfortunately, there is no access to a kitchen, stove, or oven.
The only sink available is the one in the bathroom.
Why Don’t You Provide Cooking Facilities?
It’s a good question. Guests often leave feedback suggesting an air fryer or hotplate for the room so they can cook meals during their stay.
We have put a lot of thought into whether or not we provide more cooking facilities.
Ultimately, we decided against the idea for three key reasons:
1. Extra cleaning time. Our studio is booked out 99% of the time, and we only have a handful of hours between guests to turn the room around. We are not confident we could clean a cooking station to our high cleaning standard between each stay.
2. Cooking smells/aroma. Would you like staying in a room that’s recently been the scene of a burnt stir-fry of an eye-wateringly spicy curry?
3. Dishes in the kitchen sink. The only space to wash dishes in the studio is in the kitchen sink, and we strongly discourage our guests from washing dishes in there because it scratches the enamel.
How Do I Unlock The Door?
The lock is very easy to use – put the key in, turn it clockwise about 140-degrees. You don’t need to force the lock, or push it, it will easily click open without any problems. For more information see the video here.
How Many Guests Do You Allow?
Our Airbnb is designed for up to 2-guests and includes a queen bed – which is the only bed available.
If you do have more than 2-guests please contact us prior to booking.
Are There Any Outdoor Cushions?
Yes, the cushions on the dining chairs are outdoor cushions – they are labelled ‘outdoor cushions’ on the tags.
Who Else May Be On The Property
We (your hosts Fyona and Dave) live in the house at the front of the property.
We work in the office attached to the Airbnb.
There is also a resident who lives in the granny flat behind the Airbnb.

It’s highly likely you won’t see anyone during your stay, the Airbnb layout has been designed to maximise privacy and be 100% self-contained.
We are usually around and are happy to assist with anything you need.
If we don’t hear from you, we’ll leave you to enjoy your stay.
What Are The Checkout Instructions?
When checking out please:
– Put all dirty dishes in the dirty dish tub.
– Put all used towels and tea towels in the laundry basket in the bathroom, under the vanity.
– Put all rubbish in the bins provided.
– Return furniture to its original place.
– Ensure you have all your personal belongings (we’ll happily post forgotten items to you but there may be a postage and handling fee).
– Check you haven’t accidently taken anything from the room (especially remote controls – missing items may incur a replacement fee).
– Don’t worry about making the bed.
– Don’t worry about doing any dishes.
– Lock the room and pop the key in the lock box when you leave.
– If you can message us that you’ve checked-out that would be very much appreciated.
What Are The Airbnb Rules?
A few things to keep in mind:
– Please be respectful of neighbours.
– Please leave the room the same way you found it when checking in.
– No extra guests unless prior approval.
– Please turn off air conditioning, heating and lights when you go out.
– If you lose the key there is a $350 locksmith charge.
Is It A Shared Bathroom?
The bathroom is not shared. It’s exclusively for Airbnb guests.
Are There Cameras On The Property?
There are security cameras outside, at the front of the main house and at the entrance of the Airbnb.
There are no cameras inside the Airbnb room, hallway, or bathroom.
Do You Allow Events On The Property?
Unfortunately, we don’t allow events, large gatherings, or parties at our Airbnb.
Is Smoking Allowed?
Guests are welcome to smoke, vape or use e-cigarettes outside on the deck, or on the driveway area.
Please keep the studio door closed while smoking and dispose of cigarette butts in the bin.
There is strictly no smoking in the room or any indoor spaces.
Are There Quiet Hours?
Our Airbnb is in a residential area. We ask that you please keep noise to a minimum before 7am and after 10pm.
What Time Is Check-in/Checkout?
Check-in is at 2pm.
Checkout is at 10am.
If you require an early check-in or a late checkout please contact us, via the Airbnb listing, prior to booking.
What Are The Safety Features?
Our room has a hard-wired smoke alarm, fire extinguisher, fire blanket and a first-aid kit.
Do You Allow Pets?
Unfortunately, we don’t allow pets.

Is This Place Kid Friendly?
Our studio is not designed for babies or small children.
The room has one queen sized bed. We don’t have any cot, highchair, or baby change table facilities.
How Secure Is The Room?
The room is very secure. There are two doors, the sliding door at the main entrance, and a solid door that leads to the bathroom.
Both doors have locks on them and can be locked from inside the room.
What Are The Best Transit Options?
There is a bus stop on the corner of Nolan Street and Norfolk Street, which is 1-min walk away from your room.
The bus stop is called Nolan St at Norfolk St (Stop ID 250616).

The closest train station is Unanderra. It’s a 4-min drive or 38-min walk from our place.

We are also located near the main freeway that runs through the Illawarra, the M1 Princes Motoway, which makes travelling around the area very fast and efficient. The M1 is a 3-min drive from our place.
Is The Room Accessible?
Unfortuantely our Airbnb is not wheelchair accessible, but the room is accessible for some mobility issues.
There is parking approx 5m from the room.
There are 2 small steps to get onto the deck oustide our Airbnb (the entrance to the room).
The Airbnb door is a stacking sliding door, so the entrance is approx 2m wide.
The room is flat and spacious.
There is a low step to get into the bathroom.
The shower has a small hob to step over, but it is a walk-in shower (it’s not in a tub).
What Is The Water Pressure Like?
The shower has great water pressure.
Two things to keep in mind:
1. The hot water unit is located near the main house, so it will take up to 60-seconds for the hot water to come through to the studio bathroom. Please be patient, once it comes through it’s consistent.
2. Although detached, the studio is part of the main house and shares the plumbing, so if the water pressure does drop it’s because someone in the main house is using the tap/having a shower.
Are There Any Spare Phone Chargers?
In the desk draw there are a number of spare chargers including a powerboard with 4 x power outlets and 4 x USB charging ports, a 5m extension cord, a USB-C, Micro USB and Lightning (iPhone) chargers.
Is There An Iron I Can Use?
Yes, in the hallway you’ll find the ironing board and the iron is in the small grey cupboard. Push the top corner of the doors to open them.
Are There Any Spare Sheets or Towels
Yes, in the hallway you’ll find some spare sheets and towels in the small grey cupboard. Push the top corner of the doors to open them. If you need anything else during your stay please contact us via the Airbnb app.
How Do I Wash The Dirty Dishes?
If you have dirty dishes you’d like washed, please pop them in the white dirty dish tub, place the tub outside on the deck and message us via the Airbnb app. We’ll collect your dishes, wash and return them to you.
Please reframe from washing dishes in the bathroom sink because it scratches the enamel.
What Can I Use From The In-Case-You-Forgot Basket?
In the hallway, we have a little ‘in case you forgot’ basket with some essential items that you may need for your stay.
Please use what you need but leave the rest for other guests.
If you’re staying more than a night and have forgotten to pack a number of items, there is a Coles and a Woolworths supermarket within 2-mins drive if you need supplies.
Is The Breakfast Bar Free?
Yes, all the items in the breakfast bar on the kitchenette, and inside the fridge, are free.
We do appreciate it when guests only use what they need, this helps us keep our running costs low and our Airbnb rates competitive.
Where Do I Fill Up The Kettle?
Please use the tap over the bathroom sink to refill the kettle.
Is There A Late Checkout Fee?
Yes, checkout is at 10am – a late checkout will incur a fee of $50 per hour, rounded up to the nearest hour.

Are The Plants In The Studio Real?
Yes, all the plants in the studio are real plants.
You don’t need to water them – we water them between guests.
